What we do is look at the features and amenities that a person has in their house, then search within approximately 1 mile, going back 90 days to 180 days comparing homes that have sold and what concessions
It's more likely that you will sell to a Canadian than an American, only because the buyer pool will be much larger. There are always Americans that are looking to buy in Canada, but they are usually buying
You're going to want to hire yourself a buyer's agent to help you navigate this purchase. The buyers agent will help show you homes, and will have the experience and knowledge to help you with offers
I should have asked if it was a short sale - so many people are doing short sales that I assumed you were doing one, sorry! You will still receive the 1099 in January 2014 and you will possibly have capital
Hi Frank, You will not receive a 1099 until January 2014. It should come around the same time your W2s come if you are a salaried employee. The reason that you would get a 1099 is if you did a short sale
