My specialty is commercial insurance for business owners. I can answer questions regarding liability, property, auto, workers compensation, directors and officers, umbrellas and risk management for all types of businesses. Risk management or loss control, is taking measures to reduce the chances of a loss in the first place or, helping you prevent it from happening again. Insurance can be complicated and confusing and there are no stupid questions! I own a Risk Management company in New England that provides insurance consultations to business owners and sight inspections for insurance companies.
It's always changing and every question is different than the one before.
I am a Certified Insurance Counselor (CIC) and am presently pursuing the CRM designation, Certified Risk Manager.
A person's driving record is a BIG indicator of what type of employee they'll be, even if they don't drive for their job. If you're a business owner, have your employees complete the Fair Credit Reporting Act Disclosure Statement so you can legally obtain a copy of their driving record. You'll be glad you did!
Everyone is upset about the economy but the good news is that in the insurance market, premiums are going down! With that said, an agent that provides good risk management services in ADDITION to insurance policies is the way every business owner/home owner should go.

Jeff; I completely appreciate your responsible approach to the situation. Most people, even business owners/contractors, may think of this scenario but not do anything about it. First, you're right
Kathy; If your lease specifically states that your landlord is responsible for repair and maintenance of the roof then it would seem to me that your landlord doesn't have a leg to stand on. He should
Absolutely. I would add the Additional Insured – Lessor for the two employees to be sure their interests are covered. Just as employees, there could be situations that would not cover them as owner’s
Janet; Just so you know, most water damage IS flood. You don't have to live on the coast or next to a lake etc... so keep that in mind going forward. I would definitely speak with an attorney because
Janet; Any damage that's already been done will most likely not be covered by your fathers condo policy. You said insurance denied his claim but you didn't say whether it was his or the condo associations
