no lender will roll the shortage from the old place to the new loan because that dramatically weakens the new lender position on the new deal. Only options would be: -short sale -promissory note
lots of questions: if you were never >30 days late on mortgage you credit should be fine. can only have 2 fha loans at the same time if you put 25% down on new place. regardless of cosign, if you
agree, agree, agree with everything you are saying. Apply at a diffent lending institution who has a clue as to how to deal atypical situations like yours. Call your local bank...mortgage companies usually
re: improving credit score....I can't tell you what would definitely help you....you would want to go to equifax.com and they will give you guidance directly from the credit bureaus re: making money
