Expert Profile: Frederick M. Scott CMM

Expertise:  I can answer questions about the terms and clauses contained in an oil and gas lease. I can answer questions about the oil and gas leasing process, and give suggestions on how to respond and what to expect when contacted by an oil company or their representative. I can answer questions about selling minerals. It seems some people prefer to sell rather than lease due to the apparent tax breaks. I can also answer questions about forced-pooling, correlative rights, conveyance (deed) interpretation, and deductions from royalties. I am most experienced with Oklahoma properties and laws, but am able to answer questions concerning other oil and gas producing states in many cases.
I am a Certified Professional Mineral Manager (CMM) (certified by the National Association of Royalty Owners in Tulsa, OK) and have managed my own oil and gas properties in Oklahoma for over 10 years and have dealt with many landman, attorneys, and other oil and gas professionals in the process of doing so. I am also a member of several professional associations and have written articles of interest to royalty owners which have appeared in several industry publications. I have prepared deeds and done title work and curative for my own minerals; and am pretty familiar with Oklahoma oil and gas law, and to a lesser extent, other state's oil and gas laws.

Something interesting about this subject that others may not know:  A gallon of milk is (still) more expensive than a gallon of crude oil.

2008-06-18  Mineral Rights/Railroad Difficulties Sandra, it sounds to me as if you're in the right since they hadn't paid taxes for (apparently) many years. You may have a case for "adverse possession" if enough time went by with them not paying taxes...
2008-06-17  ORI sale Cecil, If you're selling a royalty interest in producing minerals, a decent (but not perfect) rule-of-thumb used in the industry is to value the interest at 48 to 60 times the average monthly income over...
2008-06-15  oil and gas Wanna, you now own the minerals, but they are subject to the lease the previous owner signed. It would be wise to notify the lessee in writing that you are the new owner of these minerals. Otherwise, they...
2008-06-14  Mineral rights and contract language Mark, don't know without doing a "Google" what type of company this Mid-East oil might be. I'd suggest you try that. You could check out the BBB online as well. As to your paragraph 4: this is common...
2008-06-13  Exhibit A & Lease Terms Shawn, the answer to your first question is no; each lease stands on it's own. Once it's signed, it's a done deal. Now you may argue with them on this, and they may agree to bestow the same benefits upon...
