Also can assist with questions on purchasing property in foreclosure and already bank owned (REO, Real Estate Owned). Both as an investor and/or a homeowner.

If you can't give clear title you are correct in that you can't sell to another party. I am not sure if you can even give the property back to the bank through a deed in lieu. Have you talked to them
Not an attorney myself, but eviction process is different in every state and also in many cities. You need to contact the Sheriff office and ask for the civil division and discuss with the officer how

Typically in this situation you would not be on the hook. More than likely, the foreclosing lender and attorneys are just seeing the original file and do not know of the divorce or the quit claim deed
