2009-11-05Nigel10101010NoHi Bill, May I firstly say how impressed I am with your RAPID service!!! Your explanation seems to SPOT-ON, we belive it is down to the Installation. The House construction is brick inner and brick outer with a cavity. The builder has installed 15 other windows, and this one is the only one giving the problem. Based on your most informative view, further compounds our view INSTALLATION issues. My next move is to contact the Window Manufacturer ( who also installs) and ask their advice, and suggest removal/replace, which we would be happy to pay. The builder however has presented about 5 differing possibiliteis, all would cost a 'fortune' What is that old adage, If you want a job done right, call the experts! Thanks agin Bill. 2009-09-27Ed10101010NoThank You Bill. I did climb up and look at the area where the stucco meets the upstairs window and found the stucco pulled away from the upstairs window frame. I caulked the the 3/16" gap across the window with a caulk made for exterior all temp. It was able to cure for 24 hours and then rained very hard. I checked the window on the first floor and it stayed dry. So with that said I am hoping that we have found the source and the leak is permanently cured. I really hope not to have to pull the front of my house off .........What a project!!!! Thank You very much for your help and quick response. Ed

I have years of experience dealing with water infiltration issues associated with windows and doors. I have been a certified EIFS installer and am familiar with all types of stucco and masonry veneers. I can help you select the best windows and doors for any residence or multifamily building.

Experience

I've been a building contractor since 1977. Prior to that time I was the building official for Frederick County Virginia. I'm currently licensed in six states including: Oregon, Arizona, California, Hawaii, New Jersey and Florida. My primary business is solving and correcting water infiltration problems in residential structures.

Education/Credentials
Bachelor of Science from the University of Maryland, 1972. I am an accredited instructor for the Installation Masters Institute. I regularly teach window and door installers how to be Certified Master Installers of windows and doors. The Installation Masters Institute is currently licensed to and administered by Architectural Testing Inc. for the American Architectural Manufacturer's Association.
